📑 Terms and Conditions 

1. Booking and Payment

A booking is considered valid only after written confirmation from the property. At the time of booking, a deposit of 100% of the total amount is required, payable by credit card, bank transfer, or other accepted payment methods.

2. Cancellation Policy

Cancellation up to 3 days before arrival: full refund of the deposit. Cancellation less than 3 days before arrival or no-show: the deposit will not be refunded, and the total stay may be charged.

3. Check-in and Check-out

Check-in: from 15:00 to 22:00.

Check-out: by 10:00.

Early check-in or late check-out is subject to availability and may incur additional charges.

4. Identification Documents

Upon check-in, all guests must present a valid ID for registration, as required by Italian law.

5. House Rules

Smoking is strictly prohibited inside the property 🚭.

Pets are not allowed unless otherwise agreed in writing.

Parties, events, or unregistered guests are not permitted.

Quiet hours must be respected between 10:00 PM and 8:00 AM.

6. Liability and Damages

Guests are required to keep the room in good condition. Any damage to the property or furnishings will be charged to the guest. The property is not responsible for theft or loss of personal belongings not properly secured.

7. Tourist Tax

Where applicable, the local tourist tax of 2,3 euro per person (per night) is the responsibility of the guest and will be collected on-site upon check-in.

8. Force Majeure

The property is not liable for disruptions caused by force majeure (strikes, blackouts, natural events, etc.).

9. Acceptance

By booking directly through the website, the guest declares to have read and fully accepted these Terms and Conditions.
